Sta Lucia Realty Non Compliance re Rizal Technopark in Taytay

Rizal Technopark 2000 is an Industrial subdivision developed by Sta Lucia Realty and Marketed by Royal Homes Marketing Corp. The industrial subdivision is supposed to be used for industrial purposes where factories, manufacturing entities are supposed to operate. During the initial stage of development sometime in the late 90's and early 2000, Marketing offered a lot of come on's including the free filling of materials ( Panambak ) since the lots are about 2 meters deep. The main selling point of course is the exclusivity use for industry .

Around 2003 to 2004, Sta Lucia is getting complaints re non compliance of commitments e.g.
a. Free filling of materials promised despite their written commitment.
b. No regular security. Guards non existent at times
c. Main Gates deteriorating maintenance ( Used as dumping area for their dilapidated vehicles )
d. Non Existent basic utilities like Electric Post and Lines, Water source.

Sometime in 2006 to 2007, Right in the proximity, A big public school was built by the Local Government which is in contrary to the purpose of the industrial subdivision. Now the Buyers are faced with a looming prospect of getting sued once the excesses of the factories gets into the health of the students. The unfortunate thing is that The developer are the ones who donated the land to the local government.

Sometime in 2008 up to this time, July 2009, A patch of squatters are emerging right inside the industrial subdivision. A group of people led by the developer previous guard employee is showing documents that the whole subdivision is under legal question and convincing people to join their SEC registered Asso. to basically squat in the area.

The big problem now is What is going to happen to the rights of the buyers ??

What and How will Sta Lucia Realty management solve this mess ???
